The REIT sector entered October 2026 in a position few predicted twelve months ago. The FTSE Nareit All Equity REITs Index has returned about 11.6% year-to-date as of late September, even as the 10-year Treasury yield climbed as high as 4.7% in the spring. That dynamic challenged the old assumption that REITs are purely a rates trade. Property-level fundamentals and secular demand are now doing the heavy lifting, and three names stand out on those grounds.
Welltower (WELL): Senior Housing Is the Growth Engine
Welltower reports Q3 2026 results tomorrow, October 26, after the close. Analysts are looking for $0.645 per share on $3.66 billion in revenue. That follows a Q2 in which the company increased full-year normalized FFO guidance to a range of $6.36 to $6.44 per share, up from the prior range of $6.21 to $6.35. The core driver is senior housing operating same-store NOI growth, which management now guides at 18.5% to 21.5% for the full year. Welltower reported net debt-to-adjusted EBITDA of 2.99x at June 30, 2026, and approximately $9.5 billion of available liquidity. The balance sheet is not the risk here. Execution on tomorrow’s release is.
Prologis (PLD): Industrial Demand Is Clearing the Glut
Prologis reported Q3 2026 on October 15. Core FFO came in at $1.60 per diluted share, on revenue of $2.39 billion that beat estimates by about $212 million. Revenue grew 7.8% year-over-year. Management tightened full-year Core FFO guidance to $6.25 to $6.29 per share and cited 60 million square feet of leases signed in Q3 alone, with average occupancy guidance narrowed to 95.25% to 95.50%. The CEO noted that customers “are running lean on inventory, and excess capacity within their networks has largely cleared.” That language, backed by lease activity, signals the industrial oversupply cycle from 2023 and 2024 has largely resolved. PLD carries debt at a weighted average interest rate of 3.3%, with a 7.6-year term, insulating it from near-term refinancing pressure.
Crown Castle (CCI): Deep Value With a Sustainability Question
Crown Castle is the most contested of the three. The Q3 2026 update, released October 21, highlighted $65 million in annualized run-rate operating cost savings and an expectation to purchase more than 400 ground leases in 2026. The risk is real: dividend coverage remains a key debate after the company reset its dividend earlier this year. The Fiber Business divestiture generated approximately $8.4 billion in net cash proceeds, and the company has said it expects to use a portion for a $1 billion share repurchase program and to reduce outstanding debt by more than $7 billion, which should help interest expense and coverage over time. At a 4.94% yield with about a $36.6 billion market cap and about $4.08 billion in trailing twelve-month revenue, CCI is not a clean income trade. It is a recovery trade with a verifiable asset base.
Positioning Framework
These three names represent three distinct risk tiers. Welltower is the near-term event with Q3 results landing tomorrow, the cleanest balance sheet, and senior housing demographics as a structural tailwind. Prologis is the momentum play, with fundamentals already confirmed and a demand recovery narrative supported by hard lease data. Crown Castle is the contrarian case, requiring patience and confidence that capital reallocation post-divestiture lifts coverage ratios. Active traders watch Welltower’s same-store NOI print first. PLD’s next catalyst is the forward occupancy guidance update. CCI levels to monitor cluster near the $78 to $80 range, where Q3 cost-savings news briefly stabilized the stock.
Preparation, not prediction, separates durable capital from reactive capital. Each of these REITs offers a different question. The numbers above tell you which one you are actually equipped to answer.
